The corridor
Old-estate character, new-build prices on its edge.
Lavington is one of Nairobi’s original leafy estate suburbs: low-density, green and settled, between Kilimani, Kileleshwa and the James Gichuru and Gitanga corridors. That old-estate character is exactly why developers want in. Densification along the Riara Road and Junction Mall edge has opened the suburb to buyers who could never have afforded a Lavington address before.
The new-build market here splits cleanly in two. Apartment schemes along Riara Road open between KES 5.2M and 7.33M: Riara Oasis, Expressview, Symphony and Amber Bay, with Alba Rudaki’s towers opposite Junction Mall at the corridor’s edge. Then the legacy end: five-bed villas and gated townhouses from KES 85M at Zuri Manor, built for established families upgrading within Nairobi’s old-money addresses. Off-plan studios here undercut Kilimani’s mid-tier, while the suburb’s land values sit underneath every price.

When do you want the keys?
Browse by completion year.
Lavington’s pipeline is short-dated: nearly half of the homes hand over in 2026, the rest mostly in 2027. Only Alba Rudaki stretches to 2029.
Counts are the homes in Lavington tagged with each completion year on Block.ke in October 2026; each tile opens the Nairobi-wide archive for that year. Handover dates are the developer’s stated schedule; we tell you where a timeline looks optimistic.

Why here
Why buy off-plan in Lavington.
The case for paying before completion, inside the school belt.
Riara Road carries the pipeline
Nearly every apartment project on this page fronts or feeds off Riara Road: Riara Oasis, Symphony, Expressview, Amber Bay, with Alba Rudaki facing Junction Mall at the corridor’s edge. One road, walkable retail, direct Ngong Road links.
Undercut Kilimani’s mid-tier, keep the trees
Off-plan studios here start at KES 5.2M. You pay less than Kilimani’s mid-tier launches for a greener, lower-density address, and neither neighbour touches Lavington’s estate character.
Staged payments do the heavy lifting
Expressview sells on a 20 percent deposit and a 34-month plan; Alba Rudaki on staged payments. That turns a KES 6M one-bed into a schedule instead of a lump sum, and your money should only move when milestones do.
First pick of the stack
Off-plan means choosing floor, aspect and position before anyone else. In a scheme like Alba Rudaki opposite Junction Mall, that choice matters when you sell; completed buildings only offer you what is left.
Honest trade-off: off-plan is not risk-free. Delays happen, a few projects stall, and your protection is the contract and the checks done before you pay. That is the part we take seriously, and it is laid out in the due-diligence section below.
Due diligence
The homework we do before you pay a shilling.
Lavington has 12 developments on this page and the developers behind them are not all equal. Here is what we verify before a project earns a spot here, and before you put a deposit anywhere.
Title search at the Lands Registry
An official search confirms the developer actually owns the land, and that it is free of charges and caveats that could stall the project or your title.
Approvals, not brochures
NCA registration, county construction permits and environmental clearances, verified against the actual documents rather than the marketing deck.
Developer track record
What they have delivered before, whether it landed on time, and how those buildings have held up since. Past delays predict future delays.
Sale agreement review
Your own advocate reads every clause: completion date, grace period, penalties, assignment rights and refund terms. We flag anything that quietly shifts risk onto you.
Payment plan and escrow
Instalments should track construction milestones, and ideally sit in a project account released against progress, not straight into the developer’s pocket.
Updates until handover
We track construction and report back until you hold the keys and the title, not just until the deposit is paid.
