What investment advisory means here

It is not a sales pitch with a nicer name. You tell us what you are trying to do with your money — monthly rental income, a resale in a few years, a first block in a postcode you believe in — and we do the homework before a shilling moves. That means reading the title, checking the developer, walking the street, and pricing the unit against what actually rents and sells around it. Then we tell you what we found, including the parts that kill the deal.

Off-plan sourcing and developer due diligence

We look at the developer before we look at the brochure. Title status, approvals, what they have actually delivered before, and whether the payment plan protects you or just them. Projects that fail the check don't reach your shortlist.

Rental yield analysis, without the fiction

Brochure yields are marketing. We work from real asking rents and real vacancy in the specific building and street, and show you the arithmetic: service charge, voids and all. If the numbers are thin, you'll see that too.

Portfolio strategy

One unit or five, the questions are the same: which postcodes, what mix of off-plan and completed, income now versus equity later. We map it against your budget and horizon, then sequence the purchases so you're never overexposed to one project.

Purchase negotiation

We negotiate price, payment schedule and terms on your behalf. We know what comparable units actually went for, which is where negotiating power comes from. The asking price is a suggestion. Treat it as one.

Lettings and management handoff

A unit only earns when it's let. On completion we hand you straight to our lettings and property management team — tenant sourcing, rent collection, maintenance — so the investment starts working without you flying home to manage it.

Exit planning

Every purchase should have an exit thought through on day one. We advise on when a resale makes sense, how to position the unit, and what the market for it looks like, so selling is a decision, not a scramble.

Full due diligence on your pick: title search, developer checks, comparable prices and rents, payment plan review. You get the findings in writing before you commit to anything.

04 — The purchase

We negotiate the price and terms, coordinate with your advocate on the paperwork, and track stage payments through construction if you've bought off-plan. Buying from abroad? A power of attorney lets you complete without boarding a plane.

05 — The handoff

Keys in hand, we move you to lettings and management, or to hold strategy if resale is the plan. Either way, you know exactly what happens next.

The first conversation costs nothing. Beyond that, how we’re paid depends on the engagement. Some work is covered by the transaction; some is an agreed fee for the advisory itself. We put it in writing before we start, so there’s no ambiguity about who we work for. Ask us on the first call and you’ll get a straight answer.

No. We advise on the market, not just our shelf. If the right unit for your brief is one we’re not selling, we’ll tell you. And if a project on our own books doesn’t fit you, it doesn’t make your shortlist. Advice that only ever points at our inventory isn’t advice.

We don’t publish a number, because the honest answer is: it depends on what you want the money to do. Prime Nairobi has entry points that vary widely by postcode, and off-plan stage payments change what a given budget can reach. Tell us the figure and we’ll tell you plainly what it buys, or whether you’re better off waiting and building it further.

Track record first: what have they finished, on what timeline, and what condition are those buildings in today. Then paper: title, approvals, and the structure of the payment plan. Then the site itself. A glossy sales suite tells you nothing; a completed building five years on tells you everything. Developers who fail these checks don’t get near your money.

No. Nobody honest does. Rents move, construction runs late, markets shift. Anyone promising you a fixed yield is selling, not advising. What we commit to is the homework: real checks, real comparables, and a written ‘we would not touch this’ when that’s the truth. That honesty is the product.

Depends what you’re solving for. Off-plan means paying in stages during construction, usually at a lower entry price, in exchange for completion risk — which is exactly why developer due diligence matters. Completed stock costs more but earns rent from month one. Sound portfolios often hold both. We’ll tell you which fits your situation, not which is easier to sell you.
