Established homes on the big Old Runda plots trade above these figures, usually quietly. Daily life
The compound is the amenity: gardens, space, staff and quiet. Errands run outside the estate — Village Market and Rosslyn Riviera minutes away, Two Rivers just beyond — and the international school cluster (German School, Rosslyn Academy, ISK, the Brookhouse campus) sits within a fifteen-minute run. Gertrude’s in Muthaiga covers paediatrics ten minutes south. Restaurants and nightlife are a deliberate drive away, and residents would not have it otherwise.
Getting around
Limuru Road carries the estate to Gigiri and the city; the Northern Bypass links Kiambu Road and the western suburbs without touching town. The CBD runs 25–45 minutes with the traffic, Westlands about twenty. The school runs flow inside the diplomatic belt and rarely cross the city — a quiet, structural advantage of the location.

- The section and its rules: development control varies by section; confirm what you may build, extend or subdivide before you price the land.
