Overview

A planned city, delivered in phases.

Tatu City is a master-planned city off Thika Road, on the Ruiru side of the county boundary. It sits in Kiambu County rather than Nairobi proper, which matters for county rates, services and where your paperwork is handled. It is a Special Economic Zone, so the schools, offices and industrial park are built on site, and roads and services go in before the houses do. That is the real difference from an older Nairobi suburb.

Nearly everything for sale here is new build: apartments around landscaped parks, townhouse and duplex schemes, serviced plots, and warehousing inside the zone. Parts of the city are finished and lived in; parts are still open ground or active construction. We will tell you plainly which phase your shortlist sits in, what is actually serviced on that street today, and what is still a drawing.

What Tatu City actually costs.

Pricing here runs on product tiers rather than streets: apartment schemes around shared parks, townhouse and duplex clusters, and industrial space inside the zone. Because nearly everything is new, the numbers are developer pricing — firm at launch, negotiable as phases close out.

Living in Tatu City

Inside the gate, by design.

Tatu City’s promise is that daily life happens on site: school, work, sport and errands inside planned streets that were serviced before they were sold. The promise is real — and phased, which is why we always talk about what is open today.

01

Schools inside the city

Crawford International and Nova Pioneer operate on site, which collapses the school run to minutes and anchors family demand. More school capacity is planned as phases open.

02

Work & the zone

Tatu Industrial Park and The Link Logistics & Business Park bring employers inside the gate, with SEZ tax incentives doing the recruiting. For zone workers the commute is a walk or a short drive.

03

Shopping & errands

On-site retail is growing with the phases; for the big shop, Thika Road’s malls — Garden City and TRM — sit on the drive toward Nairobi, and Ruiru town handles the everyday.

04

Planned green

Parks, landscaped streets and sports grounds are built into the plan rather than borrowed from history — young trees today, a genuinely green city on a ten-year view.

05

Getting around

Thika Superhighway and the Eastern Bypass carry the city runs; Nairobi is about 30 minutes off-peak and longer in the peaks, depending on whether you are heading to the CBD, Upper Hill or Westlands.

06

The phasing reality

Finished neighbourhoods sit beside active construction and open ground. It is the honest price of a city being delivered — and the reason to buy against what is built, not the master plan.

The Block guide

The Tatu City guide.

Updated August 2026 · A 7-minute read by the Block Real Estate team

Where Tatu City sits

Tatu City occupies about 5,000 acres off Thika Road at Ruiru, some twenty kilometres north-east of Nairobi — in Kiambu County, not Nairobi proper. The county line is not a technicality: it decides your rates, your services and where your paperwork is handled. The city’s neighbours are Ruiru town, the Kiambu Road corridor to the west, and the Thika Superhighway that carries everything to and from Nairobi.

How a planned city works

Tatu City inverts the usual Nairobi sequence. In an ordinary suburb, houses come first and infrastructure limps after; here, roads, power, water and drainage go in before the plots sell, and the Special Economic Zone status puts schools, offices and industry inside the same master plan. The result is planned streets that work from day one — delivered in phases, over years. Both halves of that sentence matter equally.

Buy against what is built and serviced today, not against the master plan. The plan is impressive; your title deed is specific.

Homes and phases

The residential stock is entirely modern. 156 Elara is an eleven-acre scheme of three- and four-bedroom duplexes, triplexes and townhouses. Unity Parkside by Unity Homes offers two-bedroom apartments of 85–87 sqm and three-beds of 112.5–116 sqm with en-suite masters, double balconies, a pool and a gym around a central park. Serviced plots serve buyers who want to build within the code, and The Link provides the zone’s warehousing. Each sits in its own phase, at its own stage of completion — the single most important fact about any Tatu listing.

What it costs

On live Block.ke listings in August 2026: 156 Elara homes list from KES 26.1M, rising to KES 53.2M for the largest 309 sqm four-bedroom townhouse; Unity Parkside releases pricing on request, so ask us for the current list; and The Link lets warehouse units — including an 808 sqm unit and a 999 sqm corner unit — with Phase 2 available from Q3 2026. Developer pricing is firm at launch and negotiable as phases close; we will tell you which stage your target sits at. For the wider area picture, read our guide to living in Ruiru and Tatu City, or request a valuation.

Schools and daily life

Crawford International and Nova Pioneer teach inside the city, which is the anchor of its family case: the school run measured in minutes, on planned streets. On-site retail grows with each phase; Ruiru town covers the everyday, and Garden City and TRM sit on the Thika Road drive toward Nairobi. Sport, parks and open space are engineered into the plan — young today, compounding every year the trees grow.

Getting around

The Thika Superhighway is the artery and the honest caveat in one: listings describe Nairobi as thirty minutes away, and that is an off-peak figure. In the peaks it is longer and less predictable, and the answer differs for the CBD, Upper Hill and Westlands. The Eastern Bypass and Kiambu Road spread the load. For zone workers and school families, of course, most days never leave the gate — which is the entire design.

The county detail: Tatu City is in Kiambu, not Nairobi — rates, approvals and services run through Kiambu County and the city’s own management. Budget and paper accordingly.

Buying in Tatu City: what to check

  • The phase, first: what is built, serviced and occupied on your specific street today — not on the render.
  • The developer’s delivery record: schemes differ; completed phases are the only brochure that cannot exaggerate.
  • Service and management charges: a planned city is managed like one; know what you will pay and what it buys.
  • SEZ and county specifics: understand how zone rules and Kiambu County processes shape your purchase and any business use.
  • Build codes: plot buyers build within the city’s code — read it before you fall for a plot.
  • Title and process: full search through your advocate, nothing on trust — including us.

Buying from abroad? Planned-city paperwork suits remote purchases well — we run them end to end. See how we handle diaspora purchases.

Renting and the investment case

Lease stock is thinner than the sale market and weighted toward commercial space — the residential rental market is young and grows with each occupied phase. The investment case is therefore a patience trade: you are buying into a build-out that runs for years, underwritten by infrastructure that already exists and employers already inside the gate. Investors who need income tomorrow should look at established suburbs; investors who can wait are buying the city’s delivery curve.

Our verdict: Tatu City rewards buyers who verify phase by phase and hold for the build-out. Talk to us — we will tell you what is actually available, what is genuinely under way, and what is still a drawing.

Your questions

Buying or renting in Tatu City: your questions.

Is Tatu City a good place to actually live?
For families who want planned streets, on-site schools and space, genuinely yes — provided your phase is built and serviced. The trade-offs are the commute to Nairobi in the peaks and the fact that parts of the city remain construction sites. Residents who work in the zone or school their children on site get the best version of it today.
How much of Tatu City is actually built?
Meaningful parts are finished and lived in — homes, both schools, the industrial park and The Link — while other precincts are open ground or active construction. That is normal for a phased city, and it is exactly why we tell buyers to verify what exists on their specific street today rather than buying the master plan.
How much do homes in Tatu City cost?
On live Block.ke listings in August 2026: 156 Elara three- and four-bed duplexes, triplexes and townhouses from KES 26.1M up to KES 53.2M for the largest 309 sqm home; Unity Parkside two- and three-bed apartments (85–116 sqm) release pricing on request, so ask us for the current list. Developer pricing, firm at launch and negotiable as phases close.
Which schools are inside Tatu City?
Crawford International and Nova Pioneer both operate on site, with further capacity planned as the city grows. For many families the two schools are the whole argument: a school run of minutes on planned streets, with sport and open space designed in rather than improvised.
What does the Special Economic Zone mean for me?
For businesses, tax incentives and purpose-built industrial and office space — which is what fills the zone with employers. For homeowners, it mostly means the city is professionally managed and its infrastructure was funded up front. Note that Tatu City sits in Kiambu County, so rates and approvals run through Kiambu, not Nairobi.
What is the commute to Nairobi really like?
About thirty minutes off-peak down the Thika Superhighway, and honestly longer in the peaks — how much longer depends on whether you are heading to the CBD, Upper Hill or Westlands. The Eastern Bypass helps spread the load. People who live and work inside the zone, of course, barely commute at all.
Can I buy in Tatu City while living abroad?
Yes — planned-city paperwork suits remote purchases well. We handle viewings on video, verify the phase and its infrastructure in person, and coordinate with your advocate through due diligence and transfer. Independent verification at every step, and we will tell you plainly if a phase is not ready for your money.
Is Tatu City a good investment in 2026?
As a patience trade, yes: you are buying a delivery curve underwritten by infrastructure that already exists and employers already inside the gate. The rental market is young and lease stock is thin, so income investors should look at established suburbs first. Buyers holding five to ten years are the ones the city was designed for.
