Buying property in Kenya from London, Dallas or Doha means trusting people you cannot look in the eye, with money you worked hard for in a currency that did not come easily.

Our answer is not reassurance. It is paperwork, process and eyes on the ground. Every property we put in front of you has been searched at the Lands registry before you see it. Every payment you make goes against a signed agreement, to accounts we can name, with receipts forwarded to you. Every site visit happens on a live video call you control. We work prime Nairobi — Kilimani, Westlands, Kileleshwa, Lavington, Riverside, Runda — plus Tatu City and Syokimau, and if a project looks wrong to us, we tell you which ones we would not touch. Viewings on video, live

We walk every shortlisted property on a live WhatsApp or Zoom call, at a time that suits your time zone. Unedited, unstaged. Ask us to open the cupboards, run the taps, film the road outside. You direct the camera.

Developer and title due diligence

Before you pay a shilling, we run an official search on the title, check for charges and caveats, and look hard at the developer: what they have actually completed, not what their brochure promises. Projects that fail our checks never reach your shortlist.

Lawyer and POA coordination

We connect you with an independent advocate and help you set up a power of attorney, so contracts and transfer documents get signed in Nairobi while you stay where you are. Your lawyer acts for you, not for the seller and not for us.

Stage payments, tracked on paper

Off-plan means paying in stages as construction progresses. We monitor the site, confirm each milestone is real before the next instalment falls due, and forward receipts and statements so your file at home matches the money that left your account.

Snagging and handover inspection

Before you accept keys, we inspect the unit against what you were sold: finishes, fittings, meters, defects. The snag list goes to the developer in writing, and handover happens when it is dealt with, not before.

Tenanting and management after keys

If the property is an income asset, we find the tenant, collect the rent and manage the unit — repairs, service charges, statements to your phone. Rental demand in prime Nairobi is real; the work of capturing it should not be yours to do from abroad.

The remote purchase, end to end

Five stages. You will know where you are in the process at every point, because we tell you in writing.

01 — First call

WhatsApp or phone, your time zone. We ask what the property is for — a home to return to, a place for family, an income asset — your budget in KES, and your timeline. We tell you plainly what your budget buys and what it does not. If the purchase is purely an investment, our investment advisory side does the yield homework before anything reaches your shortlist.

02 — Shortlist

You get a written shortlist of properties that passed our checks, with honest notes on each, including anything we saw that gave us pause. Resale and off-plan, across the areas we cover.

03 — Remote viewings

Live video walkthroughs of everything on the list. Take your time, bring family onto the call, ask for second visits. Nobody buys well under pressure, and we do not apply any.

04 — Legal and payments

Your advocate reviews the sale agreement, the POA gets registered, and payments move directly from you to the seller or developer — never through us — each one receipted and confirmed back to you.

05 — Handover, tenanted if you want

We snag the unit, chase the defects, collect the keys and register the utilities. If it is an investment, we can have it managed and earning without you ever having cleared customs.

The questions diaspora buyers actually ask

What we'd tell you over coffee, if you were here to have one. No fluff.

Yes. A registered power of attorney lets your advocate sign on your instructions, viewings happen on live video, and payments move by bank transfer against signed agreements. Buying remotely this way is standard practice, not a workaround. Some buyers choose to fly in for handover and see their property for the first time with keys in hand. That is a choice, not a requirement.

You transfer directly from your own bank to the seller’s or developer’s account named in the sale agreement. Block never holds your purchase money. Every payment is made against a signed document, and every receipt is forwarded to you so your records match the money that moved. If any party ever asks you to pay into an unrelated personal account, that is your signal to stop, and ours.

We run an official search at the Lands registry before a property reaches your shortlist, checking the registered owner, charges, caveats and any encumbrances. Your own advocate then repeats and verifies that work independently before you sign. Two separate checks, neither of them taking anyone’s word for it.

Stalled projects are the honest risk of buying off-plan, and anyone who tells you otherwise is selling. We reduce the risk three ways: we vet what the developer has actually finished before, we favour payment plans tied to construction milestones so your money follows the building rather than leading it, and we tell you which projects we would not touch. That vetting is the same homework our investment advisory clients get, and diaspora buyers get it as standard. What we do not do is promise you it cannot happen.

Not to buy. International transfers to the seller’s account work fine for the purchase itself. A local account becomes useful later if the property earns rent. Your advocate can walk you through opening one remotely, and our management side pays rental income wherever you direct it.

Your advocate holds the originals — title, sale agreement, transfer documents — in your name, on your instructions. You receive certified copies and scans for your own file abroad. We keep a working file for the transaction, but your papers belong to you and sit with your lawyer, not with us and not with the seller.

We set out exactly what we charge, in writing, on the first call, before you have committed to anything. No fees appear at handover that were not on that page. Property management, if you want it after keys, is priced separately and just as plainly.
