One team. One system. Your asset, protected.

Property management fails in the gaps. The agent who finds a tenant but never chases arrears. The caretaker who fixes a leak but never documents it. We closed the gaps by running everything under one roof: leasing, collections, maintenance, accounting. One team, one system, one number to call when something needs an answer.

The job is simple to state and hard to do: protect the asset. A tenant vetted properly. Rent collected on time. Repairs done once and done right. Records clean enough to hand straight to your accountant. Whether you own one apartment in Kilimani or a 200-unit portfolio, the discipline is identical. You see everything. You chase nothing.

What we handle

Everything that stands between you and your rent. In detail.

Leasing & Tenant Screening

Professional photography, listings on block.ke and the major portals, targeted social campaigns. Then the vetting: income verification, employer references, prior-landlord feedback and KRA PIN validation. A tenant signs when the paperwork checks out. Not before.

Rent Collection

Digital payments with M-Pesa integration and bank standing orders, so paying rent is easier than avoiding it. Automated reminders before the due date. Structured follow-up for late payers, and a defaulter recovery protocol for when it comes to that.

Maintenance & Repairs

A vetted network of electricians, plumbers, painters, cleaners, pest control and contractors, at pre-negotiated rates with warrantied work. Every request is logged, tracked to resolution and closed with photo evidence. Anything above your pre-set threshold waits for your approval.

Accounting & Owner Reporting

A monthly statement that reads plainly: rent collected, expenses, maintenance, net remitted. Year-end tax documentation ready for your accountant. Custom reporting for institutional owners who need more than the standard.

Owner Portal & Diaspora Visibility

Real-time occupancy, collections, maintenance tickets, statements and lease expirations, visible from any time zone. Built for diaspora owners who want the facts on a screen, not a cousin's version of events over the phone.

Leases & Record-Keeping

Lease expirations tracked in the portal before anything lapses. Every maintenance job logged and closed with photo evidence, so condition disputes are settled by records, not memory. When year-end comes, the tax paperwork is already in order.

Where we manage

Across Nairobi and its satellites. Each area has its own tenant market, and we know all of them.

  • Westlands & Parklands — premium stock for corporate and diplomatic tenants
  • Kilimani & Lavington — young professionals and expats
  • Kileleshwa & Riverside — families and long-term tenancies
  • Karen, Runda & Muthaiga — executive and diplomatic lettings
  • Upper Hill & Hurlingham — tenants who want to walk to the office
  • Tatu City, Ruiru & Kiambu Road — master-planned communities
  • Syokimau, Athi River & Kitengela — value along the Mombasa Road corridor
  • Ruaka, Kikuyu & Limuru — the northern satellites

How it starts

From first call to first statement.

01 — The first conversation

Call, WhatsApp, or coffee at our Westlands office. Tell us what you own, what it earns and what has been going wrong. We'll tell you honestly whether we're the right fit, and put our terms in writing.

02 — Rental assessment

We inspect the property and assess what it should be earning in the current market. If it needs work before it can, we'll say so.

03 — Onboarding & marketing

Agreement signed, records handed over, photography done, listings live on block.ke and the portals. If there are sitting tenants, we take over the relationship without disrupting it.

04 — Tenants in, rent flowing

Screened tenants sign. Deposits and rent land through the digital payment system. The maintenance line goes quiet on your end, because it now rings on ours.

05 — Statements onward

A monthly statement, funds remitted, portal always on. From here, your involvement is one decision at a time. Usually approving a repair.

Questions landlords actually ask

The same answers we'd give you across the table. No fluff.

It depends on the property, the unit count and the scope of work, which is why we won’t print a number here and hope it fits everyone. Ask on the first call and we’ll put the full fee structure in writing before you commit to a shilling.

Four checks before anyone signs: income verification, employer references, feedback from previous landlords and KRA PIN validation. Slower than handing over keys on a handshake. Considerably cheaper than an eviction.

Rent comes in through the digital payment system, M-Pesa and bank standing orders, so we’re not waiting on cash or cheques. Your net is remitted with a statement showing what came in, what was spent and what’s yours. The remittance schedule is fixed in your management agreement, in writing.

You do, above a threshold you set. Below it, we handle routine fixes through vetted tradespeople at pre-negotiated rates, so small problems don’t wait for a committee. Every job is logged, warrantied and closed with photo evidence either way.

Yes. Tenancies transfer; they don’t restart. We take over the leases, deposits, records and tenant relationships, and your tenants get a proper introduction rather than a surprise. Most of the awkwardness of switching sits on our side of the table, not yours.

Yes. One apartment gets the same system as a 200-unit portfolio. Same screening, same statements, same portal. The spreadsheet is just shorter.

The owner portal shows occupancy, collections, maintenance tickets, statements and lease expirations in real time, from any time zone. You approve what needs approving; everything else is documented and waiting when you log in. It was built for exactly this.

Structured follow-up starts the moment rent is late: reminders, then escalation, then the defaulter recovery protocol. You’re informed at every step. Screening exists so this stays rare. When it happens anyway, there’s a process, not a panic.
