Lavington Property Prices in 2026: What Homes Actually Cost
Ask three people what property costs in Lavington and you will get three confident, contradictory answers. All of them may be right. The same suburb currently carries off-plan studios asking about KES 5.2 million and a five-bedroom villa asking KES 220 million, and both are genuine listings on our Lavington page. This article explains the spread, using asking prices from live Block.ke listings in August 2026.
The short version
- Off-plan studios and one-beds: from about KES 5.2M on the Riara Road corridor; one-beds at developments such as Amber Bay from about KES 7.3M.
- Two-bed apartments: new-build stock from about KES 11.3M.
- Completed four-bed townhouses: roughly KES 66M to KES 95M — Aspire Townhouses at KES 66M and Mora Villas at KES 85M are live examples.
- Five-bed villas and manors: KES 110M to KES 220M — Onlyou Njumbi at KES 110M, Hookhood Manor at KES 125M, Leroux Villas at KES 220M.
Every figure above is an asking price, not an achieved one. More on that difference at the end, because it is where buyers save or lose real money.
Why the spread is so wide
Lavington prices split along one line: whether you are buying land or buying building. An older bungalow on a quarter-acre or half-acre plot is priced mostly off its land, because the buyer pool includes developers who will demolish it. A new apartment is priced per square foot of construction, because the land cost has been divided across dozens of units. One suburb, two completely different pricing logics.
The rezoning of the last decade did the rest. Main-road plots along James Gichuru and the Riara corridor can now carry apartments, which created entry-level price points that simply did not exist in Lavington fifteen years ago. Meanwhile the inner lanes — Hatheru, Mbaazi, Manyani and their neighbours — still hold houses on generous ground, and those keep pricing like the scarce assets they are.
Apartments: the new entry point
Off-plan apartments are how most first-time Lavington buyers now get in. Staged payment plans spread the cost across the build period, and launch pricing is set below expected completion value to pull early commitments. That is the upside. The trade-offs are completion risk and timing: you are buying a promise, so the developer’s track record, the financing structure and the approvals matter more than the show house. We track ten off-plan and new-build projects in Lavington and will tell you plainly which ones we would put our own money into.
Townhouses: the family core
The classic Lavington purchase is a four-bedroom townhouse with a DSQ in a small gated compound — typically 4 to 12 units sharing a gate, a backup generator and a service charge. Live examples: Aspire Townhouses at about 4,200 sq ft asking KES 66M, and Mora Villas, eight homes on roughly an acre off James Gichuru, asking KES 85M. The variance between KES 66M and KES 95M for superficially similar homes comes down to land share, finish quality, compound size and — more than buyers expect — which street it sits on.
The top end
Above KES 110M you are buying standalone homes on serious ground: five-bedroom villas and manors bought by end-users planning to stay, not by yield hunters. Pricing here is scarcity-driven and negotiation is slower and more personal. The KES 220M end of the market moves on privacy, plot size and street reputation rather than price per square foot.
What it means for rent and yields
Lavington’s rental market is steady rather than spectacular. Family houses let to long-stay tenants — households relocating for work and families anchored to the school run — so voids are rare when a home is priced honestly, but headline gross yields are typically stronger on the apartment stock than on the big houses. It is not a short-let market and does not pretend to be. If you are buying to let, ask us for current rent comparables on the specific street before you commit; averages mislead here.
How to read an asking price
Asking prices in Lavington carry more optimism than in faster-moving suburbs, because sellers of family homes are rarely in a hurry. Days-on-market is your best signal: a townhouse that has sat for two quarters is negotiable in a way the listing will never admit. Before you offer, get an independent view of value — request a valuation — and let us tell you what comparable homes actually closed at, not just what their neighbours are asking.
