Why Kenyans Are Choosing Kiambu, Machakos and Kajiado Over Nairobi (2026 Prices, Commute & Data)
Short answer: Kenyans are leaving Nairobi for Kiambu, Machakos and Kajiado because the same money buys roughly twice the home. In Q2 2026 the average asking price for a house in Nairobi’s suburbs was KSh 33.1 million, against KSh 14.52 million in the satellite towns — and land in Westlands ran at KSh 508 million an acre while Ruiru sat at KSh 42.2 million. But the 2026 data also carries a warning that most articles on this topic skip: satellite town house prices fell in eight of ten towns last quarter. This guide gives you the real numbers, county by county, and what you can actually buy today.
If you have ever driven out of Nairobi on a Saturday morning, you know the feeling. Somewhere past Athi River, or on the climb towards Limuru, the traffic thins, the air changes, and you catch yourself doing the arithmetic: could we actually live out here?
Hundreds of thousands of Kenyans have already answered that question. Between the 2009 and 2019 censuses, Kajiado County grew 62.6% and Kiambu 48.9%, both faster than Nairobi’s 40.1%. Kiambu was already 71% urban by 2019. That is not a weekend daydream — that is a metropolitan region reorganising itself.
What follows is not a mood piece. It is the current price, commute, infrastructure and inventory picture for the three counties absorbing most of that movement, built on HassConsult’s Q2 2026 indices (released 4 August 2026), the KNBS Residential Property Price Index, the 2019 census and live listings on our own books.

Why the Move Is Happening: Five Forces
1. Nairobi hit a price wall for ordinary buyers
The KNBS Kenya Residential Property Price Index for Q1 2026 tells the clearest version of this story. Nationally the index rose 4.8% year on year — but apartments fell 3.0% while standalone houses rose 8.5%. Break it down geographically and the pattern sharpens: Upper Nairobi −4.8%, Nairobi Middle −3.3%, “Nairobi Other” +4.2%, and “Other Regions” +7.5%.
In plain language: the expensive inner-city apartment is losing value, and the standalone family house on the edge of the metro is gaining it. Supply is following. The value of building approvals in Nairobi County fell 9.3% in the twelve months to December 2025.
2. The commute maths changed — in both directions
TomTom’s 2025 Traffic Index put Nairobi drivers at 26 minutes 47 seconds to cover 10 kilometres, an average rush-hour speed of 18.4 km/h, and 109 hours a year lost to congestion — nearly four hours worse than 2024. On that arithmetic a 25 km run from Ruiru or Kitengela into the CBD is about 67 minutes each way in typical traffic.
The counter-argument is that living inside Nairobi no longer buys you out of that. A Kilimani-to-Westlands crawl and a Syokimau-to-Westlands run on the Expressway can land within minutes of each other. And there are now cheaper alternatives: Kenya Railways commuter fares from Nairobi Central are KSh 60 to Syokimau, KSh 60 to Ruiru, KSh 80 to Athi River and KSh 40 to Kikuyu. For comparison, the Nairobi Expressway toll alone for a saloon car from Mlolongo or Syokimau to Westlands is KSh 330 excluding VAT each way in 2026.
Worth doing before you commit: drive your intended commute at 7:00am on a Tuesday and again at 6:00pm. Not on a Sunday. The difference is the whole decision.
3. The population has already voted
| County | 2009 census | 2019 census | Growth 2009–2019 |
|---|---|---|---|
| Nairobi | 3,138,369 | 4,397,073 | +40.1% |
| Kiambu | 1,623,282 | 2,417,735 | +48.9% |
| Machakos | 1,098,584 | 1,421,932 | +29.4% |
| Kajiado | 687,312 | 1,117,840 | +62.6% |
Source: KNBS Kenya Population and Housing Census, 2009 and 2019. Kenya’s next census is due in 2029, so these remain the most recent official counts.
Kiambu County’s own government reports that 1,706,003 of its 2019 residents — about 71% — were already classified as urban, and projects the county at 2,754,140 people in 2025. Kiambu is not a rural county with commuter estates attached. It is a city in its own right.
4. Infrastructure that exists, and infrastructure that is promised
Be ruthless about the distinction. What is operating today:
- The Nairobi Expressway — 27.1 km from Mlolongo to Westlands, open since 2022, the reason Syokimau and Athi River work as commuter towns at all.
- The Thika Superhighway and Eastern Bypass, which built the Ruiru–Juja–Thika corridor.
- Nairobi Commuter Rail, with Syokimau, Imara Daima and Makadara stations operating and Phase 1 linking Nairobi Central to Ruiru, Syokimau, JKIA, Kikuyu and Embakasi Village.
- Konza Technopolis Phase 1, launched 14 October 2025 with 40 km of smart roads, 170 km of utility networks, a 120MW substation and a Tier III national data centre — the long-term anchor for the Machakos side of the metro.
- Tatu City, a 5,000-acre Special Economic Zone in Ruiru designed for 250,000-plus residents, with residential phases already occupied.
What is announced or under construction — treat as upside, not as a reason to overpay today:
- The $650 million Nairobi–Thika Expressway, scheduled to break ground in September 2026 on a roughly 36-month build.
- 20 km of Magadi Road dualling from Bomas of Kenya through Ongata Rongai to Kiserian, with preliminary works completed as of February 2026.
- Dualling of the 20.2 km Northern Bypass and Kiambu Road, approved with tenders set for 2026.
- JKIA expansion. The airport handled 8.93 million passengers in 2025 against a design capacity of about 7.5 million; the Kenya Airports Authority tendered on 3 March 2026 for a new terminal adding 10 million passengers a year, plus an Airport City and Special Economic Zone. That is a Machakos-corridor story as much as a Nairobi one.
5. Financing pushes people outward
Kenya had just 30,016 mortgage accounts in the whole country as of the Central Bank’s 2024 survey, averaging KSh 9.0 million at 14.9% interest. Mortgage debt is 1.6% of GDP. Most Kenyans buy with cash, savings, sacco loans or a developer payment plan — and all of those instruments cap out well below a KSh 33 million suburb home but comfortably reach a KSh 6–14 million satellite one.
The financing picture is improving at the margin. The Kenya Mortgage Refinance Company disbursed KSh 25.4 billion in 2025, up from KSh 13.9 billion in 2024, refinancing more than 4,600 mortgages. And the affordable housing levy raised KSh 73.2 billion in the year to June 2025 — though it delivered only 1,795 finished units in that period, which is why nobody should plan a move around it. If you are weighing a loan, start with our guide to getting a mortgage in Kenya in 2026 and the KMRC advantage.
Kiambu: Established, Green and the Only Satellite Market Still Rising
Kiambu is the mature option, and in Q2 2026 it produced the single most interesting data point in the whole satellite market: Ruiru was the only one of ten satellite towns where house prices rose (+0.9%), and it also led all satellite towns in land price growth at +4.1%. Thika was second at +3.8%. Ruaka, at KSh 115.7 million an acre, is now priced above Runda, Kitisuru and Karen.
That is not an accident. Kiambu has the schools, the hospitals, the malls and the road network already built, and it has two of the largest private urban developments in East Africa inside its boundary.
Kiambu’s main submarkets
| Town | Character | Entry price on our books |
|---|---|---|
| Ruaka | Dense, walkable, priced like a Nairobi suburb | 1-bed from KSh 5.9M |
| Ruiru / Tatu City | Master-planned, SEZ, schools on site | Studio from KSh 2.2M |
| Kiambu Road / Kiamumbi | Leafy, professional, near the diplomatic belt | Studio from KSh 2.2M |
| Kinoo / Lower Kabete | Waiyaki Way corridor, lowest entry on the site | Studio from KSh 1.87M |
| Juja | Land banking, self-build, university town | 1/8 acre from KSh 2.96M |
| Limuru / Tigoni | Cool, green, low-density villas | 3-bed villa from KSh 26.75M |
| Thika | Golf estate plots, standalone homes | Plots from KSh 3.75M |
What you can actually buy in Kiambu today
Under KSh 5 million. The lowest entry point on our books anywhere is at Astra Bay Residence in Lower Kabete, where studios start at KSh 1.87 million and one-bedrooms at KSh 2.96 million. On the Waiyaki Way side, Panda Towers 001 in Kinoo offers studios from KSh 2.5 million and one-bedrooms from KSh 3.7 million off-plan. On Kiambu Road, 17 ZURI starts at KSh 2.2 million for a studio. In Ruiru, Wellsbridge Residences runs a rent-to-own studio at KSh 2.2 million, and Bomexa 6 Towers, 100 metres off Thika Road, starts at KSh 3.9 million.
KSh 5–15 million: the family bracket. In Ruaka, KEZA Laika by Mi Vida runs from KSh 5.9 million for a one-bedroom to KSh 10.5 million for a three-bedroom across 3.7 acres of gardens, while Elizaphan Apartments are complete and move-in ready from KSh 7.5 million. On Kamiti Road, Richland Pointe in Kiamumbi starts at KSh 7.3 million and Jacaranda Gardens runs KSh 9.5–25 million for two to four bedrooms. In Tatu City, Unity Parkside starts at KSh 10.8 million, and Jabali Towers now starts at about KSh 16.9 million (USD 130,200) for a one-bedroom, its studios having sold out. Northlands Heights sits at KSh 6.125 million.
Above KSh 25 million: houses, not flats. This is where Kiambu separates from the other two counties. 156 ELARA at Tatu City starts at KSh 26.1 million for three- and four-bedroom townhouses; Silver Hill from KSh 38.5 million. 143 Brookview in Membley runs KSh 33–35 million for four-bedroom triplexes. Tilisi Views in Limuru offers completed villas from KSh 26.75 million to KSh 70 million, and The Orchards at Northlands City starts at KSh 25.48 million.
Land and self-build. Zuri Springs in Juja starts at KSh 2.96 million for an eighth of an acre; Oak Grove City runs KSh 3.3 million (1/8 acre) to KSh 13 million (1/2 acre); Oaklands Ruiru, on a 1,400-acre former coffee estate next to Tatu City, sits at KSh 4.34 million; and Thika Greens Golf Estate starts at KSh 3.75 million.

Machakos: The Airport, Industrial and Expressway Corridor
Machakos grew the slowest of the three counties between 2009 and 2019 (+29.4%), which understates what has happened since. The county’s Nairobi-facing edge — Syokimau, Mlolongo, Athi River and Mavoko — has been transformed by three things arriving at once: the Nairobi Expressway, the SGR terminus and commuter rail station, and a heavy concentration of warehousing and light industry.
The result is the most genuinely mixed-use satellite corridor in the metro. You are not only buying a bedroom community; you are buying next to where a large share of Nairobi’s logistics employment actually sits. Add JKIA’s expansion tender and Konza Technopolis further down Mombasa Road, and the employment case is the strongest of the three counties.
Machakos is also the county where Block’s own inventory is deepest — 36 tagged listings, concentrated in Syokimau — which means competition between developments and, for buyers, real negotiating room.
What you can actually buy in Machakos today
Under KSh 5 million. Syokimau’s off-plan studios are the entry point: Mango Tree Residence on Kivulini Road at KSh 3.8 million, Urban Park Residence at KSh 3.85 million, Azure Apex Residences from KSh 4 million, Mara Grove at KSh 4.8 million, and Artesano at KSh 4.7 million. For land, Hilma Estate in Malaa on the Kangundo Road corridor lists eighth-acre plots at KSh 1.9 million, and VillaKazi Homes in Athi River at KSh 2.75 million.
KSh 5–15 million: the core of the market. Trident Amani on Beijing Road starts at KSh 6.9 million for a two-bedroom. Artesano’s two-bedroom is KSh 8.7 million for a generous 110 sqm; its three-bed plus DSQ is KSh 13.7 million. Sunpark Residence II, behind Gateway Mall, starts at KSh 8 million. New Rise Gardens offers completed three-bedrooms of 141–147 sqm at KSh 10.3 million. In Athi River, Vastu National Park starts at KSh 8.5 million for a two-bedroom.
Renting first. This is the sensible move if you have never lived on this corridor. Taurus Apartments in Syokimau lets two-bedrooms at KSh 60,000 and three-bedrooms at KSh 80,000 a month; New Rise Gardens lets three-bedrooms at KSh 70,000. Rent for a year, drive the commute in every season, then buy.
Commercial and industrial. If you are buying for a business rather than a family, Graylands Industrial Park lets completed 7,750 sq ft units at KSh 180,000 a month, and Harvest Industrial Park sells warehouses and industrial plots from KSh 26 million.

Kajiado: Space, Entry Prices and the Magadi Road Upgrade
Kajiado was the fastest-growing county of the four between 2009 and 2019, at +62.6%. Ongata Rongai, Kitengela, Ngong and Kiserian have absorbed an enormous share of the households priced out of Nairobi over the past fifteen years, and they did it on the strength of one thing: you get more square metres per shilling here than anywhere else within an hour of the city.
The 2026 data cuts both ways. Ongata Rongai recorded the strongest rental growth of any satellite town in Q2 2026 at +3.5% for apartments — a real demand signal. But it also had the steepest house price fall, −2.7% to an average of KSh 15.6 million, and Ngong land fell 2.5%. Rents rising while prices fall is the classic signature of a market with plenty of supply and plenty of tenants: good for renters and for yield-focused landlords, less good if you are betting on quick capital appreciation.
Cytonn’s most recent full Nairobi Metropolitan Area study (FY2024/25) found Kitengela at 6.7% and Ngong at 6.4% total returns on detached units, the two best-performing nodes in the metro against a 5.2% detached average. Juja was third at 6.2%. That is a 2025 publication, so treat it as directional rather than current — but it points the same way as the rental data.
The infrastructure catalyst to watch is the 20 km dualling of Magadi Road from the Bomas of Kenya junction through Ongata Rongai to Kiserian. Preliminary works — drainage and culverts — were complete as of February 2026. That road is the single biggest constraint on the Rongai corridor, and fixing it is the difference between a 90-minute crawl and a workable commute.
What you can actually buy in Kajiado today
Kajiado has the lowest entry prices for a real family home of the three counties. Ecovale Apartments in Ongata Rongai start at KSh 2.96 million for a one-bedroom, KSh 4.65 million for a two-bedroom and KSh 9 million for a 125 sqm three-bedroom. Kings Lotus on Gataka Road runs KSh 4 million for a two-bedroom, KSh 6 million for a three-bedroom master-ensuite, and KSh 14 million for a four-bedroom townhouse — which is roughly half what an equivalent townhouse costs in Kiambu.
Impala Palms in the Laiser Hill area, off Magadi Road, offers completed two-bedrooms of 82–85 sqm at KSh 5.95 million and 112 sqm three-bedrooms at KSh 7.75 million. For a standalone home, the gated four-bedroom villas off Maasai Lodge Road, next to Africa Nazarene University, sit on eighth-acre plots at KSh 21.5 million with an ensuite DSQ, gym and pool. In Ngong, serviced commercial plots off Kahara Road start at KSh 7 million with ready titles and utilities on site.

The Part Most Articles Leave Out: Satellite Prices Are Softening
Almost everything written about satellite towns assumes they are on a permanent upward escalator. In 2026, that is no longer what the data shows.
In Q2 2026, house prices fell in eight of the ten satellite towns HassConsult tracks. Ruiru was the only riser, at +0.9%. Meanwhile Nairobi’s suburbs rose 0.9% on average, with Karen up 3.2% and Langata land up 4.1% — their strongest quarterly growth in a decade. Seven of fourteen satellite towns also posted negative land price growth. Over the year to Q1 2026, satellite land grew 4.29% against the suburbs’ 5.0%.
HassConsult’s own reading is that towns which appreciated roughly 50% over five years are now stabilising, and that buyers in these markets are unusually sensitive to rising household costs. Co-CEO Sakina Hassanali has also pointed to developer uncertainty around planning approvals easing demand for land in new suburban projects.
Two more numbers complete the picture. Satellite town rental yields are 5.4% against the suburbs’ 7.4% — cheaper to buy, but rents have not kept pace with the prices paid. And KNBS’s index shows apartments falling nationally while standalone houses rise, which suggests the winning satellite product is the house or townhouse, not another block of flats.
How to read all of this: the migration out of Nairobi is real, structural and continuing — the census and the employment geography say so. What has changed is that you can no longer assume the price will bail out a mediocre purchase. In a flat or falling market, the specific development, the specific title and the specific commute matter far more than the county. That makes 2026 a good year to be a careful buyer and a poor year to be a speculative one.
If you want the wider market context, our Kenya Real Estate Market 2026 guide maps where value, yield and risk actually sit, and the Nairobi rental yields guide breaks the yield picture down neighbourhood by neighbourhood.
So Which County Is Right for You?
There is no objectively best county. There is a best county for your situation. Find yourself below.
| If you are… | Look at | Because |
|---|---|---|
| A family with school-age children | Kiambu — Ruiru, Tatu City, Kiambu Road, Membley | Schools, hospitals and roads are already built; Ruiru is the one satellite market still appreciating |
| A first-time buyer under KSh 5M | Kiambu (Lower Kabete, Kinoo, Ruiru) or Kajiado (Rongai) | Studios from KSh 1.87M and one-beds from KSh 2.96M with real developments behind them |
| Commuting to JKIA, the airport economy or Mombasa Road | Machakos — Syokimau, Athi River | Expressway, SGR and commuter rail on one corridor; jobs on your doorstep |
| Wanting maximum space per shilling | Kajiado — Rongai, Kitengela, Ngong | A four-bedroom townhouse at KSh 14M; villas on an eighth of an acre at KSh 21.5M |
| Buying for rental income | Machakos or Kajiado | Rongai led all satellite rental growth in Q2 2026 (+3.5%); Syokimau has the deepest tenant pool |
| Land banking or building your own | Kiambu (Juja, Thika) or Machakos (Malaa, Athi River) | Eighth-acre serviced plots from KSh 1.9M to KSh 3.3M with titles in order |
| Buying from the diaspora | Kiambu master-planned estates | Tatu City, Northlands and Tilisi have institutional developers, clear titles and remote-purchase processes |
| Not sure yet | Rent for twelve months first | Syokimau two-beds let at KSh 60,000; you learn the commute before you commit KSh 10M |
If your budget is tight and you are weighing whether to move out at all, our guide to what KSh 30,000 a month actually gets you in 2026 compares Rongai, Ruiru, Syokimau, Mlolongo, Kikuyu and Ruaka directly, and the Nairobi cost of living and buy-vs-rent guide works through the maths.
What to Check Before You Pay a Deposit
Satellite corridors carry more title risk than established Nairobi suburbs, simply because more of the land was subdivided recently and more of it changed hands informally. Work through this list before any money moves.
- Run an independent title search on Ardhisasa. Not the agent’s copy, not the developer’s assurance — your own search, through your own advocate. See how to verify a title deed in Kenya.
- Confirm the land is not community, trust or riparian land and that any change of user from agricultural to residential has actually been granted, not merely applied for. This is the most common failure point in Kajiado and outer Machakos.
- Check the water source and its real monthly cost. Many estates in these corridors run on boreholes and water bowsers. Ask for twelve months of actual bills, not an estimate.
- Check sewerage. Septic versus mains connection changes both your running costs and your resale pool.
- Ask what the service charge is today and what it was two years ago. A low introductory service charge on a half-occupied development will rise.
- For off-plan, verify the developer’s completed track record — buildings you can visit, owners you can call. Read every off-plan red flag and legal protection first.
- Budget the full transaction cost, not the sticker price. Stamp duty, legal fees, valuation and registration add materially — our breakdown of stamp duty, legal fees and taxes in 2026 has the current rates.
- Drive the commute at peak, twice. Then price the toll, the fuel and the fare over five years.

Frequently Asked Questions
Is it cheaper to live in Kiambu, Machakos or Kajiado than in Nairobi?
Yes, on purchase price. In Q2 2026 the average asking price for a house in Nairobi’s suburbs was KSh 33.1 million against KSh 14.52 million in the satellite towns — roughly 44% of the cost. Land is more dramatic still: KSh 228.8 million an acre in the suburbs versus KSh 33 million in satellite towns. The saving is smaller once you add transport. An Expressway commuter from Syokimau pays KSh 330 in tolls each way before fuel, though the commuter train covers the same route for KSh 60.
Which county is best for a family moving out of Nairobi?
Kiambu, for most families. It has the deepest existing stock of schools, hospitals and shopping, the best road network, and in Q2 2026 Ruiru was the only satellite town where house prices rose. Expect to pay for that maturity: Ruaka land now trades at KSh 115.7 million an acre, above Runda and Karen. Families prioritising space over amenities will get more house for the money in Kajiado.
Are satellite town property prices still rising in 2026?
Mostly no. In Q2 2026 house prices fell in eight of the ten satellite towns HassConsult tracks, with only Ruiru rising (+0.9%). Ongata Rongai fell 2.7% and Ngong 2.5%. Seven of fourteen satellite towns also recorded falling land prices. Nairobi’s suburbs outperformed, rising 0.9%. HassConsult attributes this to stabilisation after roughly 50% growth over five years, plus buyer sensitivity to household costs.
How long is the commute from Syokimau, Ruiru or Rongai to Nairobi CBD?
No official town-level commute dataset exists for Nairobi. What is measured: TomTom’s 2025 index found Nairobi drivers needed 26 minutes 47 seconds per 10 km, averaging 18.4 km/h in rush hour. On that basis a 25 km trip from Ruiru or Kitengela implies roughly 67 minutes each way in typical congestion, less on the Expressway from Syokimau. Kenya Railways commuter services reach Nairobi Central from Syokimau and Ruiru for KSh 60, and Athi River for KSh 80, though journey times are not published. Drive it yourself at peak before deciding.
Which satellite town has the best rental yield?
Satellite towns averaged a 5.4% rental yield in Q2 2026 against 7.4% in Nairobi’s suburbs, so the core still wins on yield alone. Within the satellites, Ongata Rongai apartments recorded the strongest rental growth at +3.5% in the quarter. Cytonn’s FY2024/25 study found Kitengela (6.7%), Ngong (6.4%) and Juja (6.2%) delivered the best total returns on detached units in the metro, though that data is now over a year old.
What is the cheapest way to buy a home outside Nairobi?
Three routes, cheapest first. Off-plan studios in Kiambu start around KSh 1.87 million in Lower Kabete and KSh 2.2–2.5 million in Kinoo, Ruiru and on Kiambu Road. Serviced eighth-acre plots for self-build start at KSh 1.9 million in Malaa (Machakos) and KSh 2.96 million in Juja. Completed one-bedroom apartments in Ongata Rongai start at KSh 2.96 million. Off-plan is cheapest but carries delivery risk — verify the developer’s completed track record first.
Are these counties actually growing faster than Nairobi?
Kajiado and Kiambu are. Between the 2009 and 2019 censuses Kajiado grew 62.6% and Kiambu 48.9%, against Nairobi’s 40.1%. Machakos grew more slowly overall at 29.4%, though its Nairobi-facing edge around Syokimau and Athi River grew far faster than the county average. Kiambu was already 71% urban in 2019. Kenya’s next census is due in 2029.
Can I get a mortgage for a home in these counties?
You can, but very few Kenyans do. The Central Bank recorded just 30,016 mortgage accounts nationally in 2024, averaging KSh 9.0 million at 14.9% interest. Most satellite-town purchases are funded by savings, sacco loans or developer payment plans, several of which run interest-free over 12–32 months. KMRC-refinanced loans through participating banks and saccos are the cheapest formal option and grew to KSh 25.4 billion of disbursements in 2025.

Every figure in this article is drawn from a named source and dated. Index movements described as quarterly are quarterly, not annual — a distinction frequently blurred in coverage of Kenyan property data.

Three per-acre figures reported in the press for Juja, Kiserian and Athi River conflicted between outlets covering the same HassConsult release, so we have excluded them rather than publish a number we cannot stand behind. Where a source is more than a year old, we have said so in the text.
