Off-plan projects for sale on Rhapta Road
Westlands’ walkable spine, a few hundred metres from the malls. Projects here lean on location over amenities; check the floor plan and the service charge.
Four towers rising between Ring Road and Church Road, from a KES 6.4M mini one-bed at 97 ALTA to Zoa Samima’s 201 sqm three-beds, with handovers from late 2026 to 2028 and a real asking price on every listing.
The corridor
A genuine Westlands address at Kilimani-adjacent money.
Rhapta Road is one of the busiest new-build corridors in Westlands, a walkable spine linking Ring Road Westlands to Church Road, minutes from Sarit Centre, Westgate and the Waiyaki Way interchange. Developers keep stacking towers here for a reason, and the off-plan pipeline keeps refilling.
The buyers split two ways. Young professionals and first-timers get into Westlands at one-bed level, from KES 6.4M for a mini one-bed at 97 ALTA and KES 6.5M at San Remo Heights. Investors build short-let and expat-rental portfolios off the office, diplomatic and hospital catchment on the doorstep. The pipeline has shifted from low-rise flats to landmark towers: San Remo Heights runs 25 storeys, 97 ALTA is reported at 19, and Galaxy One and Zoa Samima ship with rooftop pools and cinemas.

- Getting around
- Rhapta Road to Ring Road Westlands and Church Road; Sarit, Westgate and the Expressway interchange within minutes.
- Watch-outs
- It is a corridor, not a cul-de-sac: traffic and construction noise until the towers finish. Check the service charge on amenity-heavy schemes.

Why here
Why buy off-plan on Rhapta Road.
The case for paying before completion, on Westlands’ busiest new-build spine.
The cheapest way into Westlands
One-beds from KES 6.4M buy a genuine Westlands address for money that usually gets you Kilimani. The premium pockets, General Mathenge and the Peponi Road villas, start far higher.
Choose your handover date
97 ALTA is stated for the second half of 2026, Galaxy One for December 2027 and San Remo Heights for Q3 2028. Buy close to handover to move in or let sooner, or buy early for a longer runway to pay.
Pay the build, not the bank
San Remo Heights takes a booking fee from KES 300,000, then a 20 percent deposit and staged instalments. You pay as the tower rises, not in one lump sum.
Rental demand on the doorstep
Sarit Centre, Westgate and the Expressway interchange are minutes away, and the office, diplomatic and hospital catchment feeds short-let and expat-rental demand. Tenants rent here because their whole week is within walking distance.
Honest trade-off: off-plan is not risk-free. Delays happen, a few projects stall, and your protection is the contract and the checks done before you pay. That is the part we take seriously, and it is laid out in the due-diligence section below.
Due diligence
The homework we do before you pay a shilling.
Rhapta Road has four developments on this page and the developers behind them are not all equal. Here is what we verify before a project earns a spot here, and before you put a deposit anywhere.
Title search at the Lands Registry
An official search confirms the developer actually owns the land, and that it is free of charges and caveats that could stall the project or your title.
Approvals, not brochures
NCA registration, county construction permits and environmental clearances, verified against the actual documents rather than the marketing deck.
Developer track record
What they have delivered before, whether it landed on time, and how those buildings have held up since. Past delays predict future delays.
Sale agreement review
Your own advocate reads every clause: completion date, grace period, penalties, assignment rights and refund terms. We flag anything that quietly shifts risk onto you.
Payment plan and escrow
Instalments should track construction milestones, and ideally sit in a project account released against progress, not straight into the developer’s pocket.
Updates until handover
We track construction and report back until you hold the keys and the title, not just until the deposit is paid.
