Off-plan projects for sale in Nairobi
Buy before it’s built. Pay as it rises. Know exactly what you’re signing.
580+ off-plan homes across 220 developments in and around Nairobi, with a real asking price on every listing, staged payment plans, and the due diligence done before you pay a shilling.
Why off-plan
Buy before it’s built, without the guesswork.
Off-plan means you buy a home from the developer’s approved plans, show unit and renders, before the building is finished and sometimes before ground breaks. You sign a sale agreement, pay a deposit, then clear the balance in instalments while construction runs. In return for moving early you pay less than the finished unit will sell for, you get first choice of floors and layouts, and a well-chosen project has usually gained value by the time you collect the keys.
The catch is that you are buying a promise, and Nairobi has burned people who skipped the fine print. So before a project earns a place on this page we run the title search, check the county and NCA approvals, read the sale agreement and look hard at what the developer has actually delivered before. If a project does not hold up, you never see it here.
Launch pricing, not finished pricing
Developers price early units below what comparable completed homes nearby sell for. Same location, same spec. You simply committed earlier, and the discount is the reward for it.
Instalments, not a bank loan
A deposit of 10 to 30 percent secures the unit. The balance spreads across the build in monthly, quarterly or milestone instalments, usually interest-free. No mortgage, no bank queue.
Appreciation before handover
A well-located project gains value between groundbreaking and key collection. You bought at the launch price and take possession at the market price, and some buyers assign their unit before completion.
First pick of everything
Early buyers choose the best floors, views and layouts, and can sometimes adjust finishes. By the time a tower is complete, the units left are the ones everyone else passed over.
Honest trade-off: off-plan is not risk-free. Delays happen, a few projects stall, and your protection is the contract and the checks done before you pay. That is the part we take seriously, and it is laid out in the due-diligence section below.
When do you want the keys?
Browse by completion year.
The year a project hands over decides almost everything else: how deep the launch discount is, how long the payment plan runs, and how much you are trusting a developer’s timeline. Pick the window that fits your money and your patience.
Counts are live listing numbers on Block.ke and update as inventory moves. Handover dates are the developer’s stated schedule; we tell you where a timeline looks optimistic.
Projects worth your deposit
Six developments we would put a deposit on.
Hand-picked across budgets and corridors, from a first studio to a four-bed family apartment. Every card shows the developer’s real asking price. No “call for price”, no bait.
Prices are asking prices on live Block.ke listings, October 2026. Payment plans and completion dates are the developer’s stated terms at the time of listing.

How it works
Five steps from shortlist to title deed.
We do the heavy lifting at every one of them. You make the decisions with the facts in front of you.
Shortlist and enquire
Tell us what you are trying to do: first home, rental income, a base for family in Nairobi. We reply the same working day with projects that actually fit, not everything we have.
Site visit and show unit
Walk the site and the show unit with us, or on video if you are abroad. We check what is built against what is promised and ask the questions the sales desk would rather skip.
Checks before you reserve
Title search, approvals, developer record and a sale agreement read by your own advocate. Nothing is paid until the paperwork stands up.
Reserve and lock the price
A deposit secures the unit at today’s price. The agreement states the completion date, the grace period and your remedies if the developer runs late.
Pay as it rises, then collect the keys
Instalments track the build. We send progress updates, inspect the finished unit against spec, chase snags, and see you through handover and title.
What you will actually pay
- Deposit
- 10 to 30 percent of the price to secure a unit; 20 percent is the Nairobi norm. Some projects take a 5 to 10 percent booking fee first.
- Instalments
- The balance over the construction period, typically 6 to 36 months, usually interest-free. Late instalments can attract penalties.
- Cash discount
- Paying in full up front usually earns a discount off the payment-plan price. Ask for both figures before you choose.
- Stamp duty
- 4 percent of the property value in Nairobi, paid to KRA before the transfer registers, due at completion for off-plan apartments.
- Legal fees
- Your advocate’s fee, commonly 1 to 2 percent of the price, plus registration charges. Non-negotiable in our process.
- At handover
- Utility connections and meter deposits, plus your first service-charge contribution. Get the full closing-cost breakdown from the developer up front.
Due diligence
The homework we do before you pay a shilling.
Every off-plan horror story has the same root cause: nobody checked. Here is what we verify before a project earns a spot on this page, and before you put a deposit anywhere.
Title search at the Lands Registry
An official search confirms the developer actually owns the land, and that it is free of charges and caveats that could stall the project or your title.
Approvals, not brochures
NCA registration, county construction permits and environmental clearances, verified against the actual documents rather than the marketing deck.
Developer track record
What they have delivered before, whether it landed on time, and how those buildings have held up since. Past delays predict future delays.
Sale agreement review
Your own advocate reads every clause: completion date, grace period, penalties, assignment rights and refund terms. We flag anything that quietly shifts risk onto you.
Payment plan and escrow
Instalments should track construction milestones, and ideally sit in a project account released against progress, not straight into the developer’s pocket.
Updates until handover
We track construction and report back until you hold the keys and the title, not just until the deposit is paid.
