Where Upper Hill sits
Upper Hill occupies the rise between the CBD, Kilimani and Community, two to four kilometres south-west of the city centre. Ralph Bunche Road, Upper Hill Road, Hospital Road and Elgon Road form the grid; Haile Selassie Avenue connects it to town and to the Expressway interchange; Ngong Road and Mbagathi Way run along its edges. Kenyatta National Hospital and The Nairobi Hospital anchor the south side, the banks and embassies the north.
Why the hill went vertical
Prime land is expensive, professionals want shorter commutes, and developers need to maximise plots — the three forces behind Nairobi’s shift to high-rise living meet most sharply here. Upper Hill’s residential demand is not lifestyle-led; it is convenience-led. Medical staff, consultants, corporate executives and NGO workers live here because the office, the hospital or the ministry is a walk away, and because the Expressway makes the airport a twenty-minute run.
Towers and streets
The residential stock is new and concentrated: Anjoy Homes and Aria Capital Residency on Mawensi Road, Habitat Medical Suites & Residences on Ralph Bunche Road above the hospital precinct, and serviced residences in the hotel cluster. Office product — Fortis One, 4th Avenue Towers and the Grade A towers on Upper Hill Road — defines the rest of the skyline. Micro-location matters: the hospital side draws medical tenants, the Haile Selassie side the CBD commuters, and the Kilimani edge the buyers who want both.

Daily life
Daytime activity is high and evenings are quiet — the hill empties with the offices. There is no major supermarket inside the district, so the weekly shop is a ten-minute drive to Yaya Centre, Prestige Plaza or the CBD; dining is hotel restaurants, office cafés and the odd institution such as Upper Hill Springs. For residents who want that calm after work, it is a feature; for those who want Kilimani’s bench of restaurants on foot, it is the trade-off to price in.
Schools and healthcare
Healthcare is the hill’s signature: Kenyatta National Hospital, The Nairobi Hospital and Upper Hill Medical Centre are inside the district, with Nairobi Women’s and Coptic minutes west in Kilimani. Schools sit mostly beyond the hill — Nairobi Primary and Upper Hill School locally, and the Kilimani–Lavington belt of Riara, Braeburn and Strathmore School ten to twenty minutes west; Strathmore University is just south in Madaraka.
Getting around
Haile Selassie Avenue links the hill to the CBD and the Expressway; Ngong Road and Mbagathi Way run west and south. The CBD is five to ten minutes, Kilimani and Community similar, Westlands fifteen. Matatus run on the perimeter roads; ride-hailing is dense.
Buying in Upper Hill: what to check
- The tenant, then the unit: a furnished one-bed for medical and corporate stays is the hill’s strongest product; oversized family units let slowly.
- Short-let rules: confirm the building permits furnished and serviced letting before you underwrite it.
- Service charge: amenity-heavy towers carry real monthly costs; test the net yield, not the gross.
- Completion risk: most residential stock is off-plan — track record, financing structure and approvals before the show unit.
- Parking and lifts: the hill’s grades and office traffic make dedicated parking and lift redundancy essential.
- Title and process: full search through your advocate, nothing on trust — including us.

Letting and the investment case
Upper Hill is a furnished and executive-let market: medical staff and medical-stay visitors, consultants on assignment, corporate secondees and NGO staff who pay for proximity. Demand is strong but specialised, so the building must be operationally sound — water, power, lifts, management — and the price must make sense against achievable rent rather than projected rent.
Our verdict: Upper Hill rewards buyers who understand its commercial DNA. Buy the unit type that matches the tenant, verify the service charge, and treat Westlands and Kilimani as the comparison set rather than the competition.
