Where Tatu City sits
Tatu City occupies about 5,000 acres off Thika Road at Ruiru, some twenty kilometres north-east of Nairobi — in Kiambu County, not Nairobi proper. The county line is not a technicality: it decides your rates, your services and where your paperwork is handled. The city’s neighbours are Ruiru town, the Kiambu Road corridor to the west, and the Thika Superhighway that carries everything to and from Nairobi.
How a planned city works
Tatu City inverts the usual Nairobi sequence. In an ordinary suburb, houses come first and infrastructure limps after; here, roads, power, water and drainage go in before the plots sell, and the Special Economic Zone status puts schools, offices and industry inside the same master plan. The result is planned streets that work from day one — delivered in phases, over years. Both halves of that sentence matter equally.
Homes and phases
The residential stock is entirely modern. 156 Elara is an eleven-acre scheme of three- and four-bedroom duplexes, triplexes and townhouses. Unity Parkside by Unity Homes offers two-bedroom apartments of 85–87 sqm and three-beds of 112.5–116 sqm with en-suite masters, double balconies, a pool and a gym around a central park. Serviced plots serve buyers who want to build within the code, and The Link provides the zone’s warehousing. Each sits in its own phase, at its own stage of completion — the single most important fact about any Tatu listing.
What it costs
On live Block.ke listings in August 2026: 156 Elara homes list from KES 26.1M, rising to KES 53.2M for the largest 309 sqm four-bedroom townhouse; Unity Parkside releases pricing on request, so ask us for the current list; and The Link lets warehouse units — including an 808 sqm unit and a 999 sqm corner unit — with Phase 2 available from Q3 2026. Developer pricing is firm at launch and negotiable as phases close; we will tell you which stage your target sits at. Schools and daily life
Crawford International and Nova Pioneer teach inside the city, which is the anchor of its family case: the school run measured in minutes, on planned streets. On-site retail grows with each phase; Ruiru town covers the everyday, and Garden City and TRM sit on the Thika Road drive toward Nairobi. Sport, parks and open space are engineered into the plan — young today, compounding every year the trees grow.
Getting around
The Thika Superhighway is the artery and the honest caveat in one: listings describe Nairobi as thirty minutes away, and that is an off-peak figure. In the peaks it is longer and less predictable, and the answer differs for the CBD, Upper Hill and Westlands. The Eastern Bypass and Kiambu Road spread the load. For zone workers and school families, of course, most days never leave the gate — which is the entire design.
Buying in Tatu City: what to check
- The phase, first: what is built, serviced and occupied on your specific street today — not on the render.
- The developer’s delivery record: schemes differ; completed phases are the only brochure that cannot exaggerate.
- Service and management charges: a planned city is managed like one; know what you will pay and what it buys.
- SEZ and county specifics: understand how zone rules and Kiambu County processes shape your purchase and any business use.
- Build codes: plot buyers build within the city’s code — read it before you fall for a plot.
- Title and process: full search through your advocate, nothing on trust — including us.

Renting and the investment case
Lease stock is thinner than the sale market and weighted toward commercial space — the residential rental market is young and grows with each occupied phase. The investment case is therefore a patience trade: you are buying into a build-out that runs for years, underwritten by infrastructure that already exists and employers already inside the gate. Investors who need income tomorrow should look at established suburbs; investors who can wait are buying the city’s delivery curve.
Our verdict: Tatu City rewards buyers who verify phase by phase and hold for the build-out. Talk to us — we will tell you what is actually available, what is genuinely under way, and what is still a drawing.
