About Mogotio Oasis

Mogotio Oasis is a new-build apartment development at No. 11 Mogotio Road in Westlands, next door to Reliable Towers. Mogotio Road runs behind the Global Trade Centre, which puts the building inside the Westlands commercial core while keeping it off the arterial roads that carry the traffic.

One point worth stating plainly, because the two are easy to confuse: Mogotio Oasis is a separate development on its own plot behind the GTC. It is not an apartment within the Global Trade Centre complex. If it is apartments inside the GTC itself that you are after, that is a different listing, and it is linked further down this page.

The development spans the full range of Westlands apartment demand, from a studio at KES 5,800,000 through to a three-bedroom at KES 18,300,000. Completion is scheduled for June 2028, so every unit is an off-plan purchase reserved now and handed over on completion.

These are from-prices. The price payable varies by floor level, orientation and the unit itself, and off-plan availability changes, so ask us for the current price list and remaining availability before you commit.

Studio — from KES 5,800,000

The studio is the entry point into the building: a single open living and sleeping space with its own bathroom and kitchen, and no separate bedroom. At KES 5,800,000 it is the lowest ticket on this stretch of Mogotio Road. The floor area is not published, and on a studio that number matters more than on any other layout, so ask for the plan before you reserve.

1 Bedroom — from KES 7,800,000

The one-bedroom adds a separate bedroom off the living space. It is the layout that suits a single professional or a couple working in the Westlands office cluster, where the GTC, Dunhill Towers and the Waiyaki Way offices are close enough to walk.

2 Bedroom — from KES 12,300,000

The two-bedroom serves couples, small families and anyone who needs a second room for a home office. Bathroom count and whether either bedroom is en suite are not published, so confirm both on the floor plan.

3 Bedroom — from KES 18,300,000

The three-bedroom is the family layout and the top of the range at KES 18,300,000. As with the smaller homes, the floor area, the bathroom count and whether a DSQ is included are all confirmed at enquiry rather than stated here.

Verified Amenities

The list below is limited to amenities the development itself sets out for Mogotio Oasis. Where a facility is named but its specification is not published, we say so rather than fill the gap.

• Swimming pool — a resident pool within the development
• Fully equipped gym — a residents gym inside the building, so no external membership is needed
• Yoga room — a dedicated quiet space separate from the gym floor
• Children’s play area — a dedicated play space for younger residents
• Landscaped relaxation spaces — designed outdoor areas within the grounds
• A golf facility — listed among the resident amenities, but the specification is not published. It could be a putting green, a practice facility or a simulator, and those are very different things. We are asking the developer to confirm it in writing, and we would not advise treating it as a reason to buy until that confirmation is in your hands.

Location and Connectivity

The stored map pin for this listing places Mogotio Oasis on Mogotio Road within about 150 metres of the two neighbouring Mogotio Road developments we also market, which is consistent with the address. We have deliberately not published a metre distance to the GTC itself: the pin held against our separate GTC Residences listing sits some way off this one, and until we have reconciled the two we would rather describe the relationship as the street does — Mogotio Road runs behind the Global Trade Centre — than quote a figure we cannot stand behind. Ask us and we will confirm the walking route.

We do not publish drive times to the landmarks below. Nairobi journey times on the Westlands corridor vary by a factor of several between an early Sunday morning and a Friday evening on Waiyaki Way, so a single quoted figure would mislead more than it informs. What we can state is which landmarks sit near the address:

• Global Trade Centre (GTC) — immediately in front of the development, with its offices, mall and the JW Marriott
• Villa Rosa Kempinski — within the same immediate cluster
• Sarit Centre and Westgate Mall — both within the Westlands retail core to the north-west
• Waiyaki Way and the Nairobi Expressway — the access points for the CBD, Upper Hill, Kilimani and JKIA
• Ring Road Parklands — an alternative route towards Parklands and the northern suburbs

The Developer: the Oasis Group

Mogotio Oasis is being developed by the Oasis Group, whose earlier projects include City Oasis, Riara Oasis, Riara One, 108 Riverside, Metricon Home Oasis and Urban Oasis. On an off-plan purchase the developer is the variable that matters most, and a portfolio of buildings you can drive to and walk through is diligence you can do yourself. Ask us for the addresses and go and look at them.

That track record reduces execution risk. It does not remove it, and no off-plan purchase anywhere is risk-free.

The Investment Case

On the investment case we keep our guidance honest: we do not publish rental yields, occupancy figures or capital-appreciation forecasts, because those depend on the market at the time you buy, let and eventually sell, and no one can guarantee them. What can be said plainly is that this is a central Westlands address on Mogotio Road, on its own plot directly behind the Global Trade Centre and inside the Westlands commercial cluster; that the entry price of KES 5,800,000 for a studio is the lowest on this stretch of road among the developments we market; and that the developer, the Oasis Group, has completed six earlier projects you can visit.
