Jabali Towers: Nairobi’s Most Ambitious Twin-Tower Development Rises at Tatu City

Some developments are sold on renders. Jabali Towers is now past that stage: the main contractor is appointed, a Saudi co-investor has bought in, the first tower is more than 80% sold and the studios are gone. This is where the project stands in September 2026, what it costs, and how Block reads the investment case.

Jabali Towers is a pair of residential towers in Tatu Central, the business and lifestyle district of Tatu City, the 5,000-acre new city in Ruiru, Kiambu County. The developer describes about 370 apartments across 88,000 sqm of built-up area, surrounded by a 150-room hotel, 35 shops and restaurants and Grade A offices.

What Has Changed Since Launch

  • July 2025: the developer launched Jabali Towers.
  • June 2026: CRBC was appointed main contractor. The same announcement described the towers as 25 and 36 storeys; earlier brochures said 20 and 31, so check the current drawings when you buy.
  • July 2026: Saudi Arabia’s Mabani Aljazeera Group invested in the project, and the developer reported the first tower more than 80% sold.
  • September 2026: the developer’s residences listing shows studios sold out, with 1, 2 and 3-bedroom apartments still on sale.

Location: Tatu Central, About 35 Minutes from the CBD

Per the developer, Jabali is about 35 minutes from Nairobi CBD, 30 minutes from Westlands and the UN in Gigiri, and 40 minutes from JKIA. Tatu City is Kenya’s first operational Special Economic Zone, and by July 2026 the developer reported more than 7,000 residents, 35,000+ people working, studying and visiting each day, 110+ businesses and schools with over 6,000 students. The city runs on about 95% renewable energy.

What Is on Sale, and What It Costs

Developer cash prices from the Jabali Towers residences listing on 23 September 2026, with KES at about 129.5 to the dollar:

Unit typeSizeCash priceKES equivalent
Studio41–74 sqmSold out—
1 Bedroom66–84 sqmFrom USD 130,200≈ KES 16.9M
2 Bedroom107–147 sqmFrom USD 183,800≈ KES 23.8M
3 Bedroom163–207 sqmFrom USD 296,700≈ KES 38.4M

Penthouses are priced on request. Every apartment has 3-metre ceilings and floor-to-ceiling windows, with smart-home basics as standard — keyless entry, an intercom and high-speed internet — and an optional Luxury upgrade for more advanced features. Residents share an infinity pool, gym, steam room and sauna, concierge, residence garden, bar area, games room, kids’ play area and BBQ area.

The prices are set in US dollars. The KES equivalents move with the exchange rate, and legal fees, stamp duty and service charge come on top.

How the Payment Plan Works

Per the developer’s FAQ, a KES 200,000 (USD 1,550) booking fee reserves a unit, a 10% deposit is due within 14 days of the letter of offer, and the remaining 90% is paid in quarterly instalments (monthly on request) over an agreed period that ends in December 2028. Instalments carry interest on a reducing balance. A 50% deposit earns a 7% discount and a 30% deposit earns 3.5%.

The end date is fixed, so the plan gets shorter every month. At launch it offered up to 36 months; a buyer booking in October 2026 has about two years. As an illustration, on a USD 130,200 1-bedroom the 10% deposit is USD 13,020 (about KES 1.7M), and spreading the remaining USD 117,180 over roughly eight quarterly payments comes to about USD 14,650 (about KES 1.9M) a quarter before interest. Ask for the developer’s schedule for your specific unit before you commit.

The Investment Case: The Developer’s Numbers and Block’s Read

The developer’s 2025 investor model projects monthly rents of about USD 731 unfurnished or USD 1,231 furnished for a 1-bedroom, USD 1,154 or 1,692 for a 2-bedroom, and USD 1,615 or 2,308 for a 3-bedroom — gross yields of 7–8% unfurnished and 9–11% furnished on the cash price — and total annual returns of 15–25%.

Block’s read is more cautious, for four reasons:

  • Currency. You pay in dollars, but Kenyan tenants usually pay rent in shillings. The projected yields assume the exchange rate holds.
  • Financing cost. The instalment plan charges interest, so the effective price on a plan is higher than the cash price the yields are calculated on.
  • Running costs. The developer lists service charge from about KES 102,000 a year for a studio up to KES 312,000 for a penthouse. Gross yields are before this, and before management and vacancy.
  • Timing. Completion is estimated for December 2028, with handovers in phases. Rent only starts after handover, and off-plan timelines can slip.

In its favour: the contractor appointment and the Mabani investment put more capital and delivery capacity behind the project, and a tower that is 80% sold with studios gone points to real demand. The developer also reports that Kijani Ridge land in Tatu City rose from about KES 6M in 2015 to KES 26.7M in 2026 — a sign of how Tatu City has repriced, though not a forecast for Jabali.

Who Jabali Towers Suits

  • Buyers who want a new apartment in a working, self-contained city and can wait for a late-2028 handover.
  • Diaspora and foreign buyers comfortable with dollar pricing — foreigners can own under a 99-year lease with a passport and KRA PIN, and the purchase can be done remotely.
  • Buy-to-let investors targeting Tatu City’s growing workforce who are comfortable holding through construction.

It suits less well if you need to move in before 2029, or if you want to avoid currency exposure.

Due-Diligence Checklist

  • Confirm the live price and exact unit — the developer’s figures change and some unit types sell out.
  • Have your own lawyer review the offer letter and sale agreement, including the 99-year lease terms.
  • Get your parking allocation in writing — the developer’s FAQ and unit listings differ on smaller units.
  • Ask for the interest rate on the instalment plan and the full schedule for your unit.
  • Ask how deposits and instalments are held until completion, and for the current construction programme.
