The risks are delivery and competition: completion has already moved from November 2025 to early 2026 and now December 2026, and several new towers around Valley Arcade are chasing the same tenants, so we would plan on the lower end of that rent range.

Furnished one-bedrooms at City Oasis Gardens are advertised from about KES 6,000 a night, but short stays depend on the building’s rules, so check them before you plan around short-stay income.
