Where Brookside sits
Brookside is the residential belt between Riverside Drive, Waiyaki Way, Peponi Road and Lower Kabete Road, bordering General Mathenge to the north and the Gigiri/UN corridor beyond. Drive times hold in real traffic: Sarit and Westgate six to eight minutes, the Riverside Drive offices five to seven, GTC eight to ten, the UN complex eight to twelve, the CBD fifteen to twenty via Waiyaki Way or the Expressway, JKIA thirty to thirty-five.
Brookside, Brookside Gardens and Muguga Green
Three names, three price logics. Brookside is the wider belt along Brookside Drive; Brookside Gardens is the gated, lower-density corridor of boutique blocks within it, which trades at a clear premium; and Muguga Green is the newer edge toward General Mathenge where most of the off-plan pipeline — Brookside Oak Residency among it — is rising inside the UN blue zone. Confirm which one a listing actually refers to against the title, not the marketing name.
The correction, honestly
Westlands apartment prices fell roughly 11.5% year-on-year through 2025 on HassConsult’s index — the steepest correction of any Nairobi suburb, driven by oversupply from the apartment-building boom — before rents stabilised from mid-2025. That is not a reason to avoid the corridor; it is the opposite. A correction driven by commodity stock is exactly the environment in which a well-located, well-managed, low-density development separates itself, and 2026 is a buyer’s window for the belt’s best buildings.
What it costs
On live Block.ke listings in August 2026: off-plan one-beds from KES 8.2M at Brookside Oak Residency on Muguga Green and from KES 8.3M at Gemini Residency; ATREUS Brookside one- to three-beds from KES 8.5M to KES 22.5M; Brookside One Residency two- to four-beds from KES 14.5M, with four-bed + DSQ homes of 279–299 sqm from KES 32M; completed 120 sqm two-beds at Brookside Drive Residences from KES 19M; Gaia Brookside Forest three-bed + DSQ from KES 20.2M, four-beds from KES 29M and five-beds to KES 55.3M; and Lumiere on School Lane from USD 150,000. Standalone houses and townhouses in the belt commonly run KES 40M–70M and more.
To rent, two-beds list from about KES 140,000 a month at Brookside Drive Residences and Urban Dreams; larger apartments run KES 180,000–250,000 and standalone houses KES 245,000–350,000. Gross yields across the corridor run 6.5–8.5% — among the highest in Nairobi’s premium segment. Read the complete Brookside guide or request a valuation.
Daily life
Errands run to Sarit and Westgate; dinner to the Westlands and Riverside benches; weekends to Karura Forest via General Mathenge or Limuru Road. Inside the belt the amenity is the compound: gardens, courtyards, pools in the better blocks, and evenings that stay quiet. The Woodvale Grove nightlife strip is far enough away to be a choice rather than a soundtrack.
Schools and healthcare
The Peponi House and International School of Kenya catchment sits minutes north, with Brookhouse’s Runda campus and the Westlands schools close — it is the reason international-school families shortlist Brookside with General Mathenge and Riverside. Healthcare is equally near: M.P. Shah and Aga Khan University Hospital within ten minutes, Avenue Hospital and The Nairobi Hospital within fifteen to twenty.
Getting around
Waiyaki Way is the spine, with the Expressway for the CBD and JKIA; Lower Kabete Road runs west and Peponi Road north to Limuru Road and Gigiri. Ride-hailing is dense and reliable; matatus run on Waiyaki Way rather than inside the belt.
Buying in Brookside: what to check
- Micro-location against the title: Brookside, Brookside Gardens and Muguga Green are different markets; verify which one you are buying.
- Developer delivery: with off-plan stock launching through to 2029 completions, ask for a completed, occupied project and milestone-based payment terms — never a fixed calendar.
- Service charge and sinking fund: low-density, amenity-heavy buildings can carry high monthly charges behind a modest purchase price.
- Utilities: borehole, backup generator and fibre are non-negotiable given periodic city-wide interruptions.
- Drainage: river- and forest-adjacent units deserve the same flood-history scrutiny anywhere near a watercourse.
- Title and process: licensed advocate, original Ministry of Lands search, full transaction costs budgeted.

Letting and the investment case
The tenant profile is the moat: diplomatic missions and UN-affiliated staff drawn by blue-zone classification, multinational executives on housing allowances and international-school families — long, low-churn corporate leases rather than short-term turnover. That is why Brookside has historically weathered market softness better than commodity apartment stock elsewhere in Westlands.
Our verdict: Brookside is the quiet compounder of the Westlands corridor. Buy low density, verify the developer and the service charge, and let to the corporate pool through proper management. Talk to us — we know the belt close by close, including the homes that never reach the portals.
