Living in Lavington: Schools, Malls and the Family Weekend

Most people who move to Lavington move for the same three reasons: space, quiet and schools. This guide covers the practical side of living here — where the school run actually goes, where errands happen, what weekends look like, and what to check if you are renting rather than buying. For prices and listings, start from the Lavington neighbourhood page.

The schools, and the school run

Schools are the anchor of Lavington life. Braeburn School sits on Gitanga Road, St Austin’s Academy is just off James Gichuru, Strathmore School is off Musa Gitau Road, and Rusinga Schools and Loreto Convent Msongari are within a short drive. Between them the area offers a mix of Kenyan and international curricula without crossing town, which is precisely why families anchor here.

The school run shapes the neighbourhood’s rhythm. Gitanga Road and James Gichuru carry real traffic between 6.30 and 8.00 on term mornings, and again mid-afternoon. Living on the right side of your school gate can save you twenty minutes a day, so test-drive the run at the actual hour before you commit to a house. It is the single most useful viewing appointment you will make.

Errands: the malls and Valley Arcade

Day-to-day retail happens in three places. Lavington Mall and Lavington Curve on James Gichuru cover supermarkets, banks, pharmacies and cafés; Valley Arcade at the southern end handles the quick errands and has kept its neighbourly, small-shops character. For anything bigger, Yaya Centre, The Junction and the Westlands malls are each roughly ten to fifteen minutes away by car, traffic permitting.

Eating out and weekends

Lavington itself keeps a low-key café-and-family-restaurant scene around Valley Arcade and the malls — pleasant, unhurried, full of school families on Saturday mornings. The serious dining and nightlife are deliberately elsewhere: Westlands and Kilimani are ten to fifteen minutes out, close enough for a good evening, far enough that the noise never follows you home. Weekends otherwise run on gardens, sports at school grounds, gyms at the malls, and the Nairobi Arboretum a short drive toward town.

Healthcare

For everyday needs, the malls carry clinics and pharmacies. For bigger care, Lavington sits usefully central: Aga Khan University Hospital and MP Shah in Parklands, and Nairobi Women’s in Hurlingham, are each roughly fifteen to twenty-five minutes away depending on traffic. Most families keep their GP and dentist within the neighbourhood and their specialists across those hospitals.

Getting in and out

James Gichuru Road is the spine, linking Waiyaki Way in the north to Ngong Road in the south. That geography matters more than it sounds: the Nairobi Expressway begins at the James Gichuru–Waiyaki Way interchange, which puts JKIA about thirty to forty minutes away outside rush hour — a genuine advantage for frequent flyers and diaspora families. The CBD is about eight kilometres east; allow twenty minutes off-peak and closer to forty-five in the thick of it. Matatu routes run the main roads, not the lanes, so daily life here assumes a car.

Renting a family home in Lavington

The lettings market is dominated by unfurnished family houses and townhouses, taken by households who stay for years rather than months. When viewing, check the things tenants actually live with: water supply and pressure (borehole plus city supply is the comfortable combination), backup power arrangements, how the compound is managed and what the service charge covers, and — again — the school run from that exact gate. Well-priced family homes move quickly; if a house has everything on your list, decide fast.

Is Lavington right for you?

Choose Lavington if you want gardens, calm streets and schools within minutes, and you are happy to drive for your social life. Look elsewhere — honestly — if you want restaurants and nightlife on your doorstep; Kilimani and Westlands do that better.
