Off-plan projects for sale in Kilimani
Nairobi’s busiest off-plan market. One- and two-beds dominate, and the gap between a good tower and a bad one is wide.
114 off-plan homes across 38 developments in Kilimani, from Woodley to the Dennis Pritt pocket, with a real asking price on every listing, staged payment plans, and our due diligence done before you pay a shilling.
The corridor
Central Nairobi convenience, priced for first buyers.
Kilimani is Nairobi’s highest-volume apartment market and the deepest off-plan inventory on Block.ke: 114 listings across 38 developments, most of them handing over between 2027 and 2029. Lenana Road, Argwings Kodhek and Ngong Road stitch it to the CBD, Upper Hill and Hurlingham, with Yaya Centre, Adlife Plaza and Junction Mall in walking range.
Three buyers dominate. First-timers and young professionals enter at KES 3M to 5M for studios and one-beds at towers like Baystar and Bahari Central. Investors and diaspora buyers chase the area’s rental and short-stay demand. Families trade up into three- and four-bed stock from the mid-teens at Luna Oak and Serene Manor. The honest caveat: Kilimani is densifying fast, so the building matters as much as the address. Back projects that compete on build quality and amenities, not just the postcode.

When do you want the keys?
Browse by completion year.
Kilimani’s pipeline is spread evenly: a fifth of the homes hand over in 2026, more than a third in 2028. Pick the window that fits your money and your patience.
Counts are the homes in Kilimani tagged with each completion year on Block.ke in October 2026; each tile opens the Nairobi-wide archive for that year. Handover dates are the developer’s stated schedule; we tell you where a timeline looks optimistic.

Why here
Why buy off-plan in Kilimani.
The case for paying before completion, in this particular postcode.
Prices that start with a 3
Off-plan studios open at KES 3M and one-beds at KES 5M, a central Kilimani address for less than equivalent product costs in Westlands. Same convenience, smaller cheque.
20 percent down, pay as it builds
Almost every Kilimani project sells on a deposit near 20 percent with instalments tracking construction to handover. You lock today’s price and spread the balance over the build.
Tenants you can see from the balcony
Yaya Centre, Adlife Plaza, Junction Mall, hospitals and offices along Argwings Kodhek and Ngong Road keep rental and short-stay demand constant. Investors are already here for exactly that reason.
First pick in a filling-up market
Kilimani is densifying fast. Buying early means choosing your floor, orientation and layout while the leafy side-street projects on Wood Avenue and around Dennis Pritt still have their best units.
Honest trade-off: off-plan is not risk-free. Delays happen, a few projects stall, and your protection is the contract and the checks done before you pay. That is the part we take seriously, and it is laid out in the due-diligence section below.
Due diligence
The homework we do before you pay a shilling.
Kilimani has 38 developments on this page and the developers behind them are not all equal. Here is what we verify before a project earns a spot here, and before you put a deposit anywhere.
Title search at the Lands Registry
An official search confirms the developer actually owns the land, and that it is free of charges and caveats that could stall the project or your title.
Approvals, not brochures
NCA registration, county construction permits and environmental clearances, verified against the actual documents rather than the marketing deck.
Developer track record
What they have delivered before, whether it landed on time, and how those buildings have held up since. Past delays predict future delays.
Sale agreement review
Your own advocate reads every clause: completion date, grace period, penalties, assignment rights and refund terms. We flag anything that quietly shifts risk onto you.
Payment plan and escrow
Instalments should track construction milestones, and ideally sit in a project account released against progress, not straight into the developer’s pocket.
Updates until handover
We track construction and report back until you hold the keys and the title, not just until the deposit is paid.
