Payment plan

You can pay the cash price within 30 days of booking, or pay a higher price over 24 months in four equal instalments.

• Cash: the full price within 30 days of booking, from KES 10,800,000 for a 2 bedroom and KES 15,800,000 for a 3 bedroom
• Deposit: 25% of the 24-month plan price within 30 days of booking
• Instalments: 25% by 8 months, 25% by 16 months and the last 25% by 24 months after booking
• Completion: targeted for 2027

The plan costs more: the developer’s list prices the cheapest 2 bedroom at KES 13,804,000 and the cheapest 3 bedroom at KES 20,330,000 on it, before discounts. The list gives a service charge of KES 72,000 a year for a 2 bedroom and KES 86,000 for a 3 bedroom. Legal fees of 1.3%, stamp duty of 4% and about KES 132,000 in other fees on the list come on top of the price.

Before you pay, get these from the developer in writing: the current price list, the booking fee, the parking allocation, the title details, whether the blocks have lifts and the completion date in the sale agreement.

Location

Unity Parkside sits next to Tatu City’s wildlife sanctuary, inside the 5,000-acre master-planned city near Ruiru in Kiambu County. The developer’s prospectus map places it near Unity One, Unity West and Crawford School.

Travel times are the developer’s estimates and vary with traffic.

• Households who want a dedicated utility space for a washing machine and a fridge

It suits less well buyers who need to move in before the end of 2027, or who want more than 24 months to pay.

Unity Parkside for investors

Entry cash prices, for the cheapest apartment of each layout, work out at about KES 127,000 to KES 140,000 per sqm of gross area; other floors and views cost more. As with any off-plan purchase, rental income and resale value depend on market conditions and are not guaranteed.
